How Much Does It Cost to Stage a Home?

It shouldn’t come as news: staged homes tend to fetch higher prices and sell quicker than ones that aren’t staged. In fact, staged homes sell 27% faster than un-staged residences, according to a 2023 report from the National Association of REALTORS® (NAR). Before you list your property to compete with other homes for sale in Naples, you may wonder how much it costs to stage a home. Consider these three factors to help determine the expense.


How many spaces should you stage

If your home is vacant, and you plan to hire a professional home stager to design the look of your entire residence, you should take into account the cost of services, as well as the rental of furniture and artwork. This could cost you as much as 2% of your home’s list price, say professionals at the Home Staging Institute. According to this metric, if the list price of your home is $650,000, a complete home staging could be up to $13,000.


If you DIY stage after consulting a pro

When you stage a home, it doesn’t mean that all of your furniture must go into storage. You can use some of your furnishings and consult a professional stager to make recommendations for how to place your furniture and for paring-down personal items and knickknacks in order to create a look that complements your residence and highlights its strengths. Some stagers may charge up to several hundred dollars to pay a single visit to your home.


DIY staging can be a cheaper option than contracting a stager to handle the entire job, but it’ll mean more work on your part. Also, since you’re using your own furniture, you may be planning to live in your home while it’s on the market. Doing so can be a challenge because you’ll need to ensure that your spaces remain free of clutter and properly staged for open houses and showings.


Open to virtual staging?

If your home is empty and you don’t want to pay the cost of hiring a professional stager, you may opt for virtual staging–which can be much more cost-efficient. Of course, this method is only used to enhance the look of your listing online. With virtual staging a real estate photography firm will photoshop certain elements into listing photos in order to complement the look of your home.
